$5 Million CubeSmart Self-Storage Facility Proposed for Yonkers

A new six-story self-storage building could soon rise at 12 Bright Place in Yonkers, with an estimated project cost of $5.1 million, according to documents filed with the city.

The project, proposed by CS Bright Place Yonkers LLC, calls for the construction of a CubeSmart storage facility on a 0.7-acre lot located along the south side of Bright Place and the east side of School Street — where Bright Place merges into School Street. The site is currently occupied by a woodworking shop and warehouse.

Attorney Maximillian R. Mahalek of Cuddy & Feder LLP in White Plains, who represents the developer, said the company is under contract to purchase the property. The lot is within a commercial zoning district, making it suitable for the proposed use.

The planned structure would stand 71 feet, 6 inches tall and span approximately 123,822 square feet across six floors. The facility would be open seven days a week from 8 a.m. to 7 p.m., staffed by four employees.

Security and Design Features

Access to the building would be tightly controlled, Mahalek said, with customers required to use a computerized entry system and personalized keycodes. “Only registered customers will be able to enter restricted areas,” he explained, noting that most rentals will be booked online, with customers receiving access codes after providing valid identification.

To enhance safety, there will be no doors on the south or east sides of the building. The design also includes exterior lighting on all four sides, a roll-up vehicle entry door, and a full sprinkler system.

Rental agreements will explicitly prohibit the storage of flammable, hazardous, or explosive materials, as well as pets, animals, or any non-storage use. Mahalek emphasized that operations will be limited to indoor storage only, with no outdoor storage permitted.

Traffic and Environmental Impact

Plans include 17 parking spaces and five loading bays. The facility is described as a low-intensity commercial use, generating minimal traffic, low water consumption, and negligible waste.

A traffic analysis by DTS Provident found that the project would not cause any significant transportation impacts. The property sits just over 100 feet east of South Broadway, surrounded by commercial and industrial sites to the west, a steep hill to the east, and residential garages and parking areas to the north and south.

Visual and Community Considerations

A shadow study determined that the building’s impact on neighboring properties would be minimal, with limited shadowing at certain times of the year. According to Mahalek, the project has been “designed to complement the surrounding environment” and aligns with the area’s commercial character.

If approved, the new CubeSmart facility would add to Yonkers’ growing mix of light-industrial and service-oriented developments, reinforcing the city’s ongoing transformation of its commercial corridors.
